Institute <\/strong>having<strong> 32 stations. <\/strong>It passes through the <strong>North-West, Central and South Bengaluru, <\/strong>has created good connectivity with established residentials Yeshwanthpur Metro Station<\/strong><\/h3>\n\n\n\n<p>The average price in Yeshwanthpur is approximately <strong>\u20b96000-8,000 per sq. ft. in 2016 to \u20b913,000-16,000per sq. ft. in 2026, Metro Station<\/strong><\/h3>\n\n\n\n<p>The prices of the houses at Rajajinagar have appreciated by<strong> 112% <\/strong>from about <strong>\u20b97,000-12,000 per sq.ft. in 2016 to \u20b915,000-25,000 per sq.ft. in 2026.<\/strong> It is one of the most popular markets in West Bengaluru due to its prime position, good developments and proximity to the metro residential price in Jalahalli has increased from approximately <strong>\u20b94,800\/sq. ft. in 2016 to \u20b98,500-10,000\/sq. ft. in 2026, <\/strong>which is a<strong> 112% appreciation. <\/strong>The metro connectivity, the proximity to Peenya Industrial Area and its continuous development of residential projects.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-iv-jayanagar-metro-station\" style=\"font-size:18px\"><strong>iv) Jayanagar Metro Station<\/strong><\/h3>\n\n\n\n<p>Jayanagar has seen prices appreciate by approximately <strong>105% from \u20b911,500\/sq. ft. in 2016 to \u20b914,500-24,000\/sq. ft. in 2026,<\/strong> marking it as one of the top residential areas in Bengaluru.&nbsp;<\/p>\n\n\n\n<blockquote class=\"wp-block-quote average residential price in Electronic City is up <strong>127% from \u20b94,500 per sq. ft. in 2016 to \u20b98,900 per sq. ft. in 2026.<\/strong> Enhanced connectivity, the clustering of IT firms and the operation of the Yellow Line have had a significant positive impact on housing demand.\u00a0<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-ii-bommasandra-metro-station\" style=\"font-size:18px\"><strong>ii) Bommasandra Metro Station<\/strong><\/h3>\n\n\n\n<p>The property value in Bommasandra has appreciated by around <strong>127% from \u20b93,500-5,500 per sq. ft. in 2016 to \u20b95,500-10,500 per sq. ft. in 2026.<\/strong> With affordable housing, industrial and IT hubs and metro connectivity, it&#8217;s been a preference among first-time home buyers and investors.\u00a0<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-iii-huskur-road-metro-station\" style=\"font-size:18px\"><strong>iii) Huskur Road Metro Station<\/strong><\/h3>\n\n\n\n<p>Around Huskur Road, residential properties are valued at around <strong>\u20b93500 per sq.ft. in 2016 to \u20b97800-10,000 per sq.ft. in 2026,<\/strong> that is an appreciation of nearly <strong>129%.<\/strong> The locality has received infrastructure development, there is great demand for employment and the strategic position along the Yellow Line corridor.\u00a0<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-blue-line\" style=\"font-size:22px\"><strong>Blue Line<\/strong><\/h2>\n\n\n\n<p>The Blue Line is <strong>under development in two phases<\/strong>, connecting <strong>Central Silk Board to Kempegowda International Airport <\/strong>and will be<strong> <\/strong><strong>58.19 km long<\/strong><strong> with <\/strong><strong>30 stations <\/strong>once it is properties, the average price has jumped by approximately <strong>118% <\/strong>from around <strong>\u20b96,800-9,000 per sq.ft. in 2016 to \u20b915,00-25,000 per sq.ft. in 2026.<\/strong> It has been consistently in demand, and its strategic location, near Manyata Tech Park, and the upcoming airport metro.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-ii-nagawara-metro-station\" style=\"font-size:18px\"><strong>ii) Nagawara Metro Station<\/strong><\/h3>\n\n\n\n<p>The appreciation rate of property prices has been around <strong>115%<\/strong> from around \u20b9<strong>5,500 per sq. ft. in 2016 to \u20b911,900-13,500 per sq. ft. in 2026.<\/strong> The better access to Outer Ring Road and airport corridor has bolstered residential and commercial demand.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-iii-yelahanka-metro-station\" style=\"font-size:18px\"><strong>iii) Yelahanka Metro Station<\/strong><\/h3>\n\n\n\n<p>The Yelahanka residential price in <strong>2016 was approximately \u20b94700 per sq. ft., now increasing to \u20b910,500-14,500 per sq. ft, <\/strong>marking an increase of around <strong>112%.&nbsp;<\/strong><\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-pink-line\" style=\"font-size:22px\"><strong>Pink Line<\/strong><\/h2>\n\n\n\n<p>The Pink Line, which will run from <strong>Kalena Agrahara to Nagawara,<\/strong> will be <strong>21.26 km i<\/strong><strong>n length with<\/strong><strong> 18 stations.<\/strong> Running along <strong>South and Central Bengaluru<\/strong>, the project is likely to enhance the east-west connectivity.&nbsp;<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-i-bannerghatta-road\" style=\"font-size:18px\"><strong>i) Bannerghatta Road<\/strong><\/h3>\n\n\n\n<p>The appreciation of residential price per square feet has been around <strong>119%<\/strong> along Bannerghatta Road from the average price of <strong>\u20b93,500-5,500 per sq. ft. in 2016 to \u20b910,000-14,000 per sq. ft. in 2026. <\/strong>The presence of IT parks, educational institutes, hospitals, and the upcoming metro corridor has been the driving factor for demand.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-ii-jayadeva\" style=\"font-size:18px\"><strong>ii) Jayadeva<\/strong><\/h3>\n\n\n\n<p>The prices of properties around Jayadeva have appreciated by around <strong>119%<\/strong> from <strong>\u20b96,000-9,000 per sq. ft. in 2016 to \u20b913,500-17,000 per sq. ft. in 2026.<\/strong> The area will be a future development for the Yellow and Pink Lines in 2016 to \u20b912,000-21,000 per sq. ft. in 2026. <\/strong>Its prime location, close to job centres and soon to be metered connect, has made it attractive to home buyers and
