Ft, <\/strong>at<strong> Aparna Technopolis <\/strong>in<strong> Hyderabad. <\/strong>This is a major deal for the <strong>Kondapur IT hub <\/strong>and the lease is for <strong>10 years<\/strong> with a total cost of <strong>\u20b91,006 crore<\/strong>. They have to pay <strong>\u20b97.53 crore<\/strong> every month as the rent with a security deposit of <strong>\u20b929.5 crore<\/strong> and the rent will go up by<strong> 4.25%<\/strong> every year.<\/p>\n\n\n\n<p>The lease will happen in 2 phases, <strong>th<\/strong><strong>e first phase<\/strong> is for <strong>5,17,812 sq. Ft.<\/strong> It started on <strong>April 1, 2026 <\/strong>but the payment of the rent will be done on <strong>December 16, 2026<\/strong>,<strong> the <\/strong><strong>second phase <\/strong>is for <strong>4,99,100 sq. Ft<\/strong><strong>,<\/strong> this phase starts on <strong>September 1 2026,<\/strong> they will start paying rent for this phase on <strong>February 1 2027.<\/strong><\/p>\n\n\n\n<p>This deal shows that Accenture is still growing its <strong>Global Capability Centre<\/strong> and <strong>technology operations<\/strong> in India. This land is <strong>8.5 acres<\/strong> and <strong>Godrej Properties<\/strong> bought it directly, they plan to build a group of houses on this land. The land has the potential to be developed into a <strong>big project<\/strong> with about <strong>2.1 million square feet<\/strong> of space which could bring in a revenue of around <strong>\u20b92,000 crore.<\/strong><\/p>\n\n\n\n<p>The new project is in a strategic location, it is near the <strong>Mahalunge-Maan-Nande<\/strong> area, close to the<strong> Pune Inner Ring Road<\/strong> that is being built. This deal is for <strong>20 years with arental payout of over \u20b93000 crore <\/strong>which&#8217;s a very long time, the space will be used for <strong>HSBCs Global Capability Centre<\/strong> operations. Will have room for over <strong>8,500 employees<\/strong> when it is finished, the building is still being built and will be ready in parts.<\/p>\n\n\n\n<p>This deal makes <strong>Outer Ring Road <\/strong>a more important place for companies to rent office space in India. Many <strong>big technology companies<\/strong> and <strong>banks <\/strong>already have offices there, the fact that<strong> HSBC <\/strong>rented such a space shows that companies still want to have large offices in Bengaluru.&nbsp;<\/p>\n\n\n\n<p>Experts think that deals like this are good for the companies building the offices because they know they will have<strong> people renting the space for a time<\/strong>. This project can be developed into something with around <strong>3.7 million square feet<\/strong> of space and it is expected to bring in around<strong> <\/strong><strong>\u20b97,000 crore <\/strong>making it one of the largest projects <strong>Godrej Properties<\/strong> has announced in <strong>2026.<\/strong><\/p>\n\n\n\n<p>The new development will have homes that people in Thane want to buy, it is in a location with easy access to <strong>Mumbai, Navi Mumbai, Ghodbunder Road, t<\/strong><strong>he Eastern Express Highway and the new Metro lines <\/strong>that are being built.
