The city&#8217;s housing supply remained steady, with the average quarterly launches hovering in excess of <strong>12,000 <\/strong>units in quarters.&nbsp;Locations in East Bengaluru such as Whitefield, Gunjur, Budigere Cross and Hoskote&nbsp; recorded a <strong>57%<\/strong> in new residential launches. This was followed by North Bengaluru with <strong>38%<\/strong> of the total launches in Devanahalli, Hebbal and Bileshivale contributing to the projects.&nbsp;The market was taken up <strong>68%<\/strong> by<strong> high end and luxury housing<\/strong>, compared to 53% in the previous quarter. <strong>Mid-segment projects<\/strong> accounted for <strong>31% <\/strong>and a<strong>ffordable housing was only 1%<\/strong> of new supply. High-end and luxury launches rose by <strong>34% QoQ<\/strong> in absolute numbers, showing strong demand for high-end residential developments.&nbsp;On the rental front, Bengaluru continued to witness steady growth. Meanwhile, the average city-wide rental rates rose <strong>1-2% QoQ <\/strong>and <strong>4-5% YoY <\/strong>in Q1 2026, indicating a continued strong tenant demand in key residential corridors.&nbsp;<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-high-end-segment-rental-performance-in-q1-2026\" style=\"font-size:22px\"><strong>High-end segment: Rental performance in Q1 2026<\/strong><\/h2>\n\n\n\n<ul class=\"wp-block-list\">\n<li>The premium areas of Bengaluru had the highest quoted rents ranging from <strong>\u20b91.55 lakh to \u20b93.60 lakh per month<\/strong> for Central Bengaluru. Rental values on a quarterly basis were stable, and were 2% higher on a yearly basis.<\/li>\n\n\n\n<li><strong>East Bengaluru <\/strong>closely trailed with average rents ranging between <strong>\u20b986,000 and \u20b93.10 lakh\/month.<\/strong> The market saw no change in rents QOQ, but the highest year-on-year rental growth of <strong>6%<\/strong> in high-end locations.<\/li>\n\n\n\n<li>Monthly rentals in <strong>North Bengaluru<\/strong> averaged at <strong>\u20b972,000-\u20b92.10 lakh<\/strong>, increasing at a yearly compound growth of <strong>5%<\/strong> while year-on-year rentals were flat.<\/li>\n\n\n\n<li>The average rents of <strong>South Bengaluru<\/strong> were between <strong>\u20b962,000 and \u20b91.25 lakh per month<\/strong>. Average rentals in <strong>Central Bangalore<\/strong> increased the most, at <strong>\u20b980,000-\u20b91.20 lakh\/month<\/strong>, and were stable for the quarter while up <strong>2% year-on-year.<\/strong><\/li>\n\n\n\n<li>East Bengaluru and South-East Bengaluru showed the best performance in the mid-segment performances. The average rents in <strong>East Bengaluru<\/strong> are at <strong>\u20b940,000\u2013\u20b950,000 per month,<\/strong> which is <strong>1%<\/strong> higher than the previous <strong>quarter <\/strong>and <strong>6% higher than a year ago<\/strong>.&nbsp;<\/li>\n\n\n\n<li>The rentals in<strong> South-East Bengaluru<\/strong> were also in the range of <strong>\u20b940,000 to \u20b950,000 per month,<\/strong> with the rents rising by <strong>2% QoQ and 5% YoY.<\/strong><\/li>\n\n\n\n<li><strong>North-West Bengaluru and West Bengaluru<\/strong> were comparatively cheap, having an average rent of <strong>\u20b930,000\u2013\u20b940,000 and \u20b930,000\u2013\u20b935,000 per month, respectively.
