Synopsis: Prestige Group’s 1.5-km flyover near Bellandur Lake is near its completion, it is expected to improve connectivity between Outer Ring Road (ORR), Bellandur Lake Road and Old Airport Road and ease traffic for thousands of commuters. The project shows that private developers have an important role in expanding Bengaluru’s infrastructure.
Bengaluru’s infrastructure has been facing a lot of challenges for a long time due to traffic congestion, delayed road projects, and consistent pressure for rapid outward growth of the city. Against this backdrop, the completion of a privately funded flyover near Bellandur Lake offers a rare piece of positive infrastructure news for Bengaluru commuters who navigate the city’s traffic congestion every day.
The Prestige Group is almost done building a 1.5 km flyover near Bellandur Lake, let’s look at some features of this flyover :-
- It will connect Outer Ring Road, Bellandur Lake Road and Old Airport Road, the flyover was finished very fast (almost in less than a year).
- According to The Prestige Group this flyover is supposed to make traffic better in the above areas as several commuters who go to work every day get stuck in Bellandur traffic for hours, the flyover will make their life easier by easing traffic jams of bellandur.
- Commuters that would be benefitted through this flyover include – commuters travelling through Bellandur, Yemalur, Kadubeesanahalli, Marathahalli, and the ORR corridor, which collectively forms Bengaluru’s largest hub of employed people.
- The ORR has some of the city’s biggest technology parks, multinational companies, and Global Capability Centres (GCCs), which attract thousands of employees every day. For many professionals,if even 10–15 minutes is reduced from their daily commute they can get more time with family, less travel stress, and a better overall quality of life.
- The project will also help give access to Prestige Beta Tech Park, a major commercial development which will accommodate more than 5,000 employees. If the connectivity is good, the companies might choose this place to lease office space and employees might prefer to live here.
- We can now see that infrastructure projects such as flyovers and metro stations do have a bigger impact on activities related to business & corporate, office demand and residential real estate in areas near it.

What makes this project noticeable is not just the flyover itself but the speed at which it was completed. In a city where infrastructure projects are often delayed and construction timelines are very long, the completion of a major connectivity project in under a year has got the public’s attention. For many people living in Bengaluru, this is an indicator that infrastructure projects can be completed on or before time if public and private stakeholders work together.
The flyover also shows how private developers are actively taking part in supporting urban infrastructure. Prestige Group has already partnered with Bengaluru Metro Rail Corporation Limited (BMRCL) for the making of Bellandur Metro Station by investing ₹120 crore. Such collaborations are very important as Bengaluru is facing a lot of pressure on roads, public transport systems, and civic infrastructure due to consistent population and employment growth.
While a single flyover is unlikely to solve Bengaluru’s traffic challenges, it could certainly help improve connectivity across one of the city’s most crowded corridors and ease traffic movement between popular living and job areas.
As Bengaluru keeps on growing and new businesses, technology firms, and residents keep increasing, the need for faster and more efficient infrastructure development will only grow. Projects like the Bellandur flyover may not eliminate the problem of Bengaluru traffic overnight, but it can be a small and meaningful step towards improving mobility in a city where commuters spend most of their time in traffic.
