Disney India’s 1.75 lakh sq ft office lease at RMZ Ecoworld in Bellandur, a ₹128 crore deal spanning five years, reaffirms Bengaluru as India’s Global Capability Center (GCC) capital.

The office space is around 1.75 lakh square feet in the busy Bellandur-Outer Ring Road area. This office is at RMZ Ecoworld Series 20 , a commercial building where many big companies have their offices. The rent agreement for this space is worth around ₹127.84 crore for 5 years which’s a major office deal in 2026. Disney India is showing that it is committed to its operations in India and this is happening because many international companies are growing their presence in Bengaluru.

According to a report by Knight Frank India, large office space transactions dominated the commercial real estate in Q1 2026, accounting for nearly 65% of total office space leasing activity across the 8 tier-1 cities.
Bengaluru emerged as the biggest market for large office transactions during the quarter, recording 7 million sq ft of leasing activity. Large office accounts for 77% of the city’s total office leasing volume of 9.2 million sq ft in Q1 2026.
Areas That Could Benefit the Most
Disney’s new office is at Bellandur Outer Ring Road, this area already has a lot of technology parks and offices so the people who live and work near here will probably benefit from all the business.
- The area of Bellandur will probably get benefitted the most because it is so close to the new Disney office. Other areas like Kadubeesanahalli, Marathahalli, Panathur and Varthur may also get more people wanting to live because they want to be close to where they work.
- Sarjapur Road and HSR Layout are famous places to live and they have good roads to get to the Outer Ring Road. So these places will probably keep getting people who work in the area to move there.
- Whitefield is a bit far away but it is still one of the biggest areas in Bengaluru for offices and homes. The roads are getting better and there are a lot of technology companies in this part of town. So Whitefield will probably still be a good place for people to live and rent homes and Disney’s new office will help this area too.

Disney’s office lease is not going to make property prices go up right away but it is part of the steady stream of companies expanding in Bengaluru that have been helping the city’s real estate market for years.
- The area where Disney has taken office space, which’s the Bellandur-Outer Ring Road corridor, is already a very popular business district in the city, this is why property prices are so high there.
- The average price of a property in Bellandur is around ₹15,400 psf and prices have gone up a lot in the last year. Nearby Panathur, which is a place for professionals who work in the tech area to live, has prices that have gone up 121.6% in the last 5 years.
- The whole Bengaluru housing market is doing well too, Cushman & Wakefield’s Residential MarketBeat Q1 2026 report says that the city had 12,664 residential units available during the first quarter and most of them were in East Bengaluru.
While Disney’s lease alone will not change everything right away it could help the office and residential real estate markets grow in the long term.

This deal shows that Bengaluru is still an attractive place for big companies to set up their offices. A report by Cushman & Wakefield says that Bengaluru is one of the top cities in India for office space because many technology companies and Global Capability Centres want to be there.
Bengaluru has a lot of skilled professionals and a good ecosystem for technology companies which has attracted big companies like Microsoft, Google, Amazon, Walmart and BlackRock to move here. Even though Bengaluru has huge traffic problems, big companies still want to be there.
As more global companies are setting up their offices in Bengaluru, the city is becoming a major hub for businesses, real estate, and offices which has a huge growth potential in the long term.
