Office market has concluded 2025 with a 20% growth compared to 2024. Three markets that scaled annual highs in office leasing during the year, led by Bengaluru with 2.67 mn sq m (28.7 mn sq ft) leased during the year of which 63% was occupied by GCCs, 58% higher than the previous high of 2024. Pune and Kolkata were the other markets that scaled new highs during 2025. Grade A office assets continued to dominate leasing activity, accounting for 89% of the total transactions in H2 2025 and an even higher 91% for the full year.

Demand continues to be driven by GCCs, global technology players, and R&D occupiers, with strong absorption across ORR, Whitefield, and Sarjapur. IT services, flex/coworking operators, and consulting firms remain the largest contributors to leasing activity.
  • Hyderabad: Hyderabad’s office rental values stand at approximately ₹77 per sq ft per month, registering a 10% YoY rise. New supply additions are concentrated in Hitech City and Gachibowli. The city is increasingly liked by global occupiers due to its cost efficiency and quality infrastructure, with IT, BFSI, and pharmaceutical companies accounting for the majority of demand.
