The support can be used to construct, purchase, or rent a house.The scheme helps reduce the stress of buying a home by making it more affordable. It also ensures that families who have already received housing benefits are not given support again.
What Is PMAY-U 2.0
Pradhan Mantri Awas Yojna -Urban 2.0 continues the same idea with new rules of the previous urban housing mission. It aims to help eligible families construct, buy and even rent homes in urban areas. The scheme will run for five years and is implemented through state governments, urban local bodies, and participating institutions.
This time the focus is on monitoring in a better way, strict eligibility rules, and faster implementations so that genuine beneficiaries are not left out.
What is the Eligibility?
First, the scheme applies only to families staying in urban areas. In order to be eligible for the scheme, the family must not own a pucca house anywhere in India, either in their own name or in the name of any family member.
The scheme is open to families belonging to:
- Economically Weaker Section (EWS)
- Lower Income Group (LIG)
- Middle Income Group (MIG)
Income limits: Your eligibility under PMAY-U 2.0 is decided based on your family’s yearly income.
- Families falling under the EWS category should have a yearly income of up to ₹3 lakh
- For LIG the annual income required is above ₹3 lakh and up to ₹6 lakh
- If MIG, the annual income should not exceed ₹9 lakh

- If you cannot apply directly through the website then you can also apply through Common Service Centres (CSCs) or by local municipal/urban office.
A Big Change: Strict Monitoring Through Geo-Tagging
The most important change in PMAY-U 2.0 made this time is geo-tagging. In simple terms, photos are stamped with location details including time zone, latitude and more so that the government could keep a track of how the construction is progressing.
For individual houses, geo-tagged photos are used to check whether construction is actually happening on the ground. This system helps avoid delays, false claims, and misuse of money. Some states, such as Andhra Pradesh, Karnataka, and Kerala, have already seen good results from it.

How Geo-Tagging Works in AHP Projects
For Affordable Housing in Partnership (AHP) projects, monitoring is even more detailed. Geo-tagging is done at five stages of construction:
- Layout
- Foundation or plinth
- Superstructure
- Finishing
- Final completion with infrastructure
Details such as project location, number of towers, and number of flats are recorded digitally using the BHARAT App.
Who Cannot Apply Under PMAY-U 2.0
PMAY-U 2.0 is meant only for people applying for housing support for the first time. Families who has already received any type of housing benefits through central government, state government, or local government scheme in the last 20 years cannot apply for this scheme.
