Synopsis: KIADB Aerospace Park, North Bengaluru is a 3000 acre flagship hub, a dedicated zone for Aerospace and defence developed by Karnataka’s Industrial Areas Development Board. It’s part of the broader hi-tech defence and aerospace park.
One of the new housing belts in North Bengaluru that is growing out as one of the most densely populated residential areas in the city is the Bagalur KIADB Aerospace Park. It has more than 20,000 residential units planned or being developed in large townships by leading developers. This belt is being pushed about KIADB Aerospace Park and Bagalur-Gummanahalli by airport-aerospace employment, the new infra (STRR, airport road upgrades, upcoming metro), land available for development of 20-25 acre+ layouts.
Belt Overview
It circles KIADB Aerospace Park (Bagalur), Bagalur Road and other neighbouring Gummanahalli / Devanahalli pockets, and the projects are either within or adjacent KIADB-notified areas. It already hosts huge integrated townships, pre-launch enclaves, most projects there offer mid to upper-mid segment 1-4 BHK apartments targeting airport, aerospace, IT and services workers.
The Aerospace Park is preferred as the innovation and technology hub for many aerospace companies such as Boeing India Engineering Technology Centre (BIETC), Dynamatics, Ideaforge Technologies, Collins, Goodrich Aerospace, Magellan, Safran HAL and many others.
As of 2025, the park has created over 5000 direct jobs. Spread across large companies and hundreds of MSMEs, engineers, technicians, R&D professionals and support staff are finding long-term opportunities in this park. The scope for employment is going to multiply by 2030. This 3000-acre SEZ is not just an industrial cluster, it is also an investment hub for investors. Around 250 acres are earmarked for residential development and market response is phenomenal.
Some of the Major Ongoing Residential Townships
- Godrej Ananda (KIADB Aerospace Park): Some 700 to 800 units of 1, 2 and 3 BHK apartments in high-rise towers, with possession expected in 2026 and other first-time investors and buyers strongly following it up to date.
- Brigade El Dorado: It is a 50-acre residential project by Brigade Group in KIADB Aerospace Park near Bagalur Road, North Bangalore, offering around 5,000 units across 12 towers. It is located 15 minutes from Kempegowda International Airport.
- Prestige Finsbury Park: It is a 25-acre luxury residential township by Prestige Group across 12 towers with apartments from 636 to over 1,600 sq.ft. and extensive amenities. Located 10-15 minutes from Kempegowda International Airport with possession largely achieved by 2026 and strong investment potential.

New large-scale launches (2025-2028)
- Purnavankara’s 25-acre luxury enclave in KIADB Aerospace Park, Bagalur, with 2, 3 and 4 BHK apartments in 8 towers (2B + G + 30 stores) with 2,600 + apartments, 80 percent open space and 100,000 sq ft clubhouse.
- Kalyani Living Tree: 25 acres of development adjacent to KEB Sub Station, Bagalur, in KIADB zone with 2,522 apartments in 10 towers, that offers 2-3 BHKs in sizes of approximately 1041-1927 sq ft, targeting the affordable luxury market.
Future and green luxury
- Assetz Codename MIWA: Eco-luxury themed apartment project on Bagalur-Gummanahalli in KIADB Aerospace Park, to be developed in 2 phases on the land area of approximately 5.8 acres (total area of approximately 10 acres) with 358 three-bedroom apartments and a greater area of open space, are expected to be delivered by the mid-Oct 2028 and onwards.
- Assetz Sora & Saki: New-generation 1-3 BHK apartments and plotted developments on sustainability, open spaces and next to the airport and metro Phase 2A/2B corridors.
Scale and 20,000+ homes narrative
Combining existing projects (Godrej Ananda, Brigade El Dorado, Prestige Finsbury Park, Kalyani Living Tree, MIWA and other large townships) with new/pre-launch townships such as Purva Codename Flow crosses the 20,000-unit mark without much difficulty when fully built out.
The projects by these major players are selling out fast and seeing strong traction. This micro market has end user demand logged in with thousands of engineers, technicians and professionals employed in the aerospace park and IT corridors.
