Synopsis- The Bengaluru Business Corridor (BBC), previously known as PRR, is a 73.5 km access-controlled express road designed to relieve congestion in the core of Bengaluru, provide an avenue for development in the peripheral areas of Bengaluru, and change urban mobility. Fully funded and planning for integration with metro and rail networks, BBC will have revolutionary impacts on real estate growth, economic decentralisation, and create a sustainable and future-ready urban area.

Bengaluru, India’s modern technology hub, has long struggled with unmanaged urban sprawl, congested travel patterns, and overstressed centerline capacities. This radial growth has increased pressure on the Outer Ring Road (ORR) and central road assets, leading to chronic congestion inside the Road and Roadway. In this respect, the Peripheral Ring Road (PRR)—renamed in 2024 as the Bengaluru Business Corridor (BBC)—is a proposed solution.

    • Bengaluru Business Corridor (BBC) is a 73.5 km long, strategic arc development from North to East to South periphery of Bengaluru.
    • The BBC is designed as an 8-lane access-controlled expressway (4 lanes +4 lanes) with service roads (3 lanes +3 lanes), footpaths, cycle tracks and green medians, all developed within 100 m Right of Way (RoW).
  • Major Connectivity Point
    • The BBC connects important arterial roads and highways such as: Tumkuru Road, Bellary Road, Hennur Road, Old Madras Road, Sarjapur Road, Hosur Road, NICE Road
  • Multimodal Integration
    • It is proposed to integrate with future infrastructure such as Metro Phase-3, Satellite Town Ring Road (STRR) and the Bangalore Suburban Rail; it will help in decongesting ORR and give seamless cross-city connectivity in Bengaluru.

Project Timeline & Current Status

  • Project Evolution: Initially approved in Feb 2022 as a PPP, BBC (formerly PRR) has seen delays repeatedly. The tenders floated in March 2022, January 2024, and July 2024 have all been cancelled due to low interest and financing issues. 
  • Funding Shift: After the failed PPP efforts, the Karnataka government decided to change to a loan funding method. In Nov 2024, HUDCO sanctioned 100% funding for the ₹27,000 crore project, which means the BDA can now work freely.
  • Land Acquisition & Current Status: The land acquisition for ~2,560 acres started in late 2024. However, disputes regarding compensation and legal challenges have affected the progress. The official deadline is December of 2027, but the experts are saying it will be closer to 2028–2029.

  • Property Pricing Indicators: The Bengaluru Business Corridor (BBC) has already begun affecting the real estate impact in its peripheral areas, for example, Sarjapur, Devanahalli, Hoskote, Yelahanka, and Whitefield fringes. Since the project announcement, land prices have been appreciated by 10-25%, and analysts and experts expect 20-40% growth in land prices during the next 5-7 years, driven by better linkages and infrastructure integration.
  • Development Activity: Developers have commenced with the launch of their plotted developments, gated villa developments, integrated townships, and warehousing hubs all around the key junctions of the corridor. The proximity and accessibility to metro nodes and major highways have allowed investors to jump in as demand has increased for their sites. Rental yields are forecasted at 5-7%, especially in the enquiries for sites for which metro and PRR can conveniently link.
  • Behavioural Change & Commercial Use: The BBC corridor has transitioned a buyer’s profile—families now want bigger and affordable homes that are connected and available on the outskirts. On the commercial side, the corridor is defining itself as the mecca for the IT park, the logistics park, and industrial clusters to settle in peripheral locations and decentralise their economies.

Strategic Significance: Bengaluru’s Second Spine

  • Urban Decentralisation Engine
    • The Bengaluru Business Corridor (BBC) is not only an existing diversion/wide road, but it is also a meaningful way to enable urban decentralisation. By accommodating vehicles and freight to travel across the city without entering the congested centre of the city, the benefit of significantly reducing commute time is allowing the burden of urban development to be decentralised and move to outer zones.

Although setbacks have occurred with the delivery of the second phase of funding for this project, and some delays in delivery have reached past their time horizon, the full funding of the project and its continual execution represent a watershed moment. When completed, the Corridor will help alleviate congestion, create new opportunities for peripheral growth along its route, and assist in remaking Bengaluru’s economic geography.
