Accenture signed one the biggest deals for office spaces in India, they leased a space of 10,16,912 sq. Ft, at Aparna Technopolis in Hyderabad. This is a major deal for the Kondapur IT hub and the lease is for 10 years with a total cost of ₹1,006 crore. They have to pay ₹7.53 crore every month as the rent with a security deposit of ₹29.5 crore and the rent will go up by 4.25% every year.
The lease will happen in 2 phases, the first phase is for 5,17,812 sq. Ft. It started on April 1, 2026 but the payment of the rent will be done on December 16, 2026, the second phase is for 4,99,100 sq. Ft, this phase starts on September 1 2026, they will start paying rent for this phase on February 1 2027.
This deal shows that Accenture is still growing its Global Capability Centre and technology operations in India. It also shows that Hyderabad is a place for big companies to set up offices, experts think this deal means that companies will keep wanting to rent offices in India.
Godrej Properties’ Outright Land Purchase in Mahalunge, Pune
Godrej Properties is growing its presence in Pune by buying a piece of land in the Mahalunge-Hinjewadi area. This land is 8.5 acres and Godrej Properties bought it directly, they plan to build a group of houses on this land. The land has the potential to be developed into a big project with about 2.1 million square feet of space which could bring in a revenue of around ₹2,000 crore.
The new project is in a strategic location, it is near the Mahalunge-Maan-Nande area, close to the Pune Inner Ring Road that is being built. This road will connect the Hinjewadi and Balewadi areas, the project is also close to big companies and offices in Pune like those in Hinjewadi, Baner and Balewadi, there are schools nearby too like Delhi Public School, Mahindra International School and Symbiosis Centre, for Management. Godrej Properties thinks that buying this land is a good idea because it fits with their plan to grow in areas that are doing well and where people want to live.
HSBC’s Record Office Leasing Deal on Bengaluru’s Outer Ring Road
HSBC rented over 1.2 million feet of office space in a building that Prestige Group is still constructing on Outer Ring Road in Bengaluru. This deal is for 20 years with arental payout of over ₹3000 crore which’s a very long time, the space will be used for HSBCs Global Capability Centre operations. Will have room for over 8,500 employees when it is finished, the building is still being built and will be ready in parts.
This deal makes Outer Ring Road a more important place for companies to rent office space in India. Many big technology companies and banks already have offices there, the fact that HSBC rented such a space shows that companies still want to have large offices in Bengaluru.
Experts think that deals like this are good for the companies building the offices because they know they will have people renting the space for a time. It is also good for companies like HSBC because they can get a premium office space before the building is even finished.
Godrej Properties’ Thane Residential Project
Godrej Properties is getting bigger in the Mumbai Metropolitan Region by signing a deal for an 18-acre piece of land in Thane. This project can be developed into something with around 3.7 million square feet of space and it is expected to bring in around ₹7,000 crore making it one of the largest projects Godrej Properties has announced in 2026.
The new development will have homes that people in Thane want to buy, it is in a location with easy access to Mumbai, Navi Mumbai, Ghodbunder Road, the Eastern Express Highway and the new Metro lines that are being built. Because of this the project should do well due to the roads and many people wanting to live there, Godrej Properties wants to keep growing in cities that are doing well in the Mumbai Metropolitan Region, which is one of the biggest markets for homes in India.
