Synopsis: The growth supported by the airport along with greater connectivity has turned North Bengaluru as an emerging premium real estate corridor. The top developers like Embassy and more notable names are making significant developments with unique projects.

North Bengaluru is now a launch corridor where many top developers are taking their upcoming projects to. Recent residential data shows Bengaluru recorded 12,664 new launches in Q1 2026, with North accounting for 38% of the city’s supply led by Devanahalli, Hebbal, and Bileshevale. 

The same report shows luxury homes made up 68% of launches which signals exactly where the market is heading up to. Now along with that add airport-led growth, metro Phase 2B, the KIADB Aerospace SEZ, and the broader corridor build-out around Yelahanka and Devanahalli with this the logic behind developer interest becomes obvious. What is interesting is that they are entering North Bengaluru with larger land parcels and township planning. This is not a patchwork of small launches but a push into a corridor where buyers are now willing to pay for connectivity, scale, and future appreciation.

1) Embassy Developments

The Embassy has made one of the clearest statements of intent in North Bengaluru in the past. In November 2025, the company said it would launch six residential projects in the region with a combined value of about ₹10,300 crore. That is not a token presence but it is a major pipeline bet on the north corridor. Embassy’s recent launches in the area, including Embassy Greenshore, Embassy Eden, and the sold-out Embassy Paradiso within Embassy Springs shows focus on large-format residential development in the airport belt. 

If we tilt the angle then it is evident that for North Bengaluru Embassy matters because it has brought scale and township logic into the market at a time when the corridor is absorbing high-end demand faster than affordable supply. That aligns neatly with the broader city trend toward premium housing. 

2) Brigade Group

Brigade has been one of the most widely known names in Yelahanka where it has placed two large residential propositions namely Brigade Insignia and Brigade Eternia. First one which is Brigade Insignia is a 3, 4, and 5 BHK project across 6 acres in Yelahanka with airport highway and metro access. And secondly Brigade Eternia which is also in Yelahanka has a broader mix of 1, 2, 3, and 4 BHK homes. This shows a smart positioning by Brigade which is upscale but end-user friendly with a focus on livability and access. Yelahanka is increasingly seen as a residential alternative to the more congested eastern belt especially for families who want stronger road connectivity and less density.

3) Godrej Properties

Godrej has built a multi-project across North Bengaluru rather than relying on a single one. Its Barca at Godrej MSR City project in Yerthiganahalli is portrayed as a North Bengaluru address with 3 BHK homes and possession targeted for January 2029. The developer also further widened their presence with residential offerings in Yelahanka and Thanisandra. These offerings include Godrej Aveline, Godrej Avenues, and Godrej Woods which shows that its north setup is quite diversified.

Godrej’s own market commentary describes North Bengaluru as a major real estate hotspot because of infrastructure, job corridors, and urban development and highlights Yelahanka, Devanahalli, and Jakkur as key areas. That gives the brand both product presence and narrative control in the market.

4) Puravankara

Puravankara’s North Bengaluru focus is centered on Bagalur and the KIADB Aerospace Park corridor. Its Northern Lights by Puravankara The KVN project spans about 24.59 acres and offers 2, 3, and 4 BHK apartments in Aerospace Park, Bagalur, this project sets a pricing that starts around ₹1.19 crore. The company works on the project around airport access, employment hubs, and a more open residential environment than the city core. 

This is actually a smart corridor choice as Bagalur benefits from the same airport-led growth that has made Devanahalli and Yelahanka more preferable. However it also taps into the aerospace and industrial employment base that supports end-user demand. Puravankara is clearly chasing that mix of family housing and long-term value. 

5) Century Real Estate

Century Real Estate has been steadily growing its north presence and Century Eden on Yelahanka-Doddaballapura Main Road is one of the examples. The project is a 52-acre plotted community in North Bengaluru and Century describes it as a premium gated plotted development with a fully functional clubhouse and underground cabling. The brand has also previously highlighted a north expansion through Jakkur and other central-north growth pockets.

Century’s role in North Bengaluru is important because it reflects the plotted-development appetite in the corridor. Buyers here are not only looking for apartments; they are also looking for land-backed appreciation and lower-density living formats.

6) Prestige Group

Prestige has not treated North Bengaluru as a one-off opportunity. It has multiple assets in the corridor including Prestige Park Drive near Bellary Road in Devanahalli, Prestige Gardenia Estate in Devanahalli, Prestige Dew Drops in Yelahanka and more. That spread covers plotted developments, villa formats, and large residential communities. 

Prestige’s north strategy is notable because it spans both end-user housing and plotted investment products. In a market where Devanahalli plots averaged ₹1.75 crore in 2024 with 6.4% quarterly growth, that mix is exactly where serious capital is flowing.

The developers entering North Bengaluru are not chasing volume for the sake of it. They are reading a corridor that now combines airport access, infrastructure momentum, and a clear lean toward premium housing. The fact that North accounted for 38% of Bengaluru’s Q1 2026 launches while luxury and high-end homes dominated supply shows that the market is being rebuilt from the top end down. In that context, the Embassy, Brigade, Godrej, Puravankara, Century, and Prestige are playing a big role in the next residential map of the city.
