Synopsis: TCS has secured 200 acres in Visakhapatnam and 88 acres in Pune to expand its HyperVault data centre business, with the Vizag site reportedly earmarked as OpenAI’s first data centre facility in India.
Tata Consultancy Services (TCS) has acquired two large land parcels to 200 acres in Anakapalli, Andhra Pradesh, and 88 acres in Pune, Maharashtra to scale up its AI-ready data centre business, HyperVault, in one of the biggest infrastructure moves by an Indian IT major this year.
Anakapalli, Visakhapatnam Deal
The Andhra Pradesh government has allotted 200 acres of land in Anakapalli district, roughly 35 km from Visakhapatnam, to TCS. The site sits right next to Google’s upcoming 1 GW hyperscale data centre, reinforcing Anakapalli’s rise as one of India’s most sought-after data centre corridors.

The Pune Deal
In a separate transaction, TCS’s subsidiary HyperVault AI Data Center Limited acquired an 88-acre parcel in Bopkhel, a suburb of northern Pune, paying ₹640.50 crore to Hemisphere Properties. In November 2025, TCS partnered with TPG to fund HyperVault’s AI-ready infrastructure build, with combined commitments of up to ₹18,000 crore. The goal is to scale TCS’s AI-ready data centre capacity to over 1 GW in the next few years. This comes right after TCS launched its third Gemini Experience Center in India, in Kolkata, built with Google Cloud
Key Areas That Stand to Benefit
- Anakapalli itself is emerging as Andhra Pradesh’s core “Data City” corridor already home to Google’s 1 GW hyperscale project, and now TCS and OpenAI
- Visakhapatnam city and Madhurawada, the established IT hub, benefit indirectly through spillover jobs, ancillary services and housing demand
- Bhogapuram, close to the new international airport, gains further relevance as connectivity to this data centre belt
- Bopkhel and northern Pune get a parallel boost as TCS builds out capacity on the west coast alongside its AP expansion
