Synopsis: WeWork India started FY27 with steady business momentum, supported by strong enterprise demand, network expansion, healthy occupancy and continued investments to strengthen its long-term position in India’s flexible workspace market.

With the market capitalization of Rs. 9,459 Crores, the shares of Wework India Management Ltd were trading at around Rs. 682 per share which is x percent discount from its 52 week high of Rs. 767 per share and is trading at a P/E 109 whereas industry P/E stands at 19.6 

WeWork India Begins a New Phase of Expansion

WeWork India entered FY27 by starting a fresh growth cycle focused on expanding its workspace network. During the quarter, the company added 6.7k desks (around 7,000), taking its operational desk capacity to 133.6k desks. The company now operates 79 centres across 8 cities with 9.1 million sq. ft. of operational area. Including signed leases and letters of intent, its committed footprint stands at 12 million sq. ft. Also, 43.6k additional desks have already been committed through signed leases and LOIs, supporting future expansion.

Enterprise Demand Continues to Support Growth

Demand for flexible workspaces remained healthy throughout the quarter. The number of occupied members increased to 113.4 thousand, rising 29.9 percent YoY, which was much faster than the increase in desk capacity. This helped maintain a healthy portfolio occupancy of 84.9 percent, while centres that have been operational for more than 12 months reported an even stronger occupancy of 87.5 percent. Customer satisfaction also remained high, with the company reporting a Net Promoter Score (NPS) of +78, reflecting positive customer experience and retention.

Q1 FY27 Performance

YoY analysis: Revenue from operations has increased from Rs. 533.95 Crores to Rs. 680.20 Crores, up 27 percent. Operating profit has increased from Rs. 334.7 Crores to Rs. 437.2 Crores, up 30.6 percent and net loss narrowed down from Rs. 14.61 Crores to Rs. 4.58 Crores 

QoQ analysis: Revenue from operations has decreased from Rs. 692.8 Crores to Rs. 680 Crores, down 1.8 percent. Operating profit has decreased from Rs. 449.48 Crores to Rs. 437.26 Crores, down 2.7 percent and net profit has turned into loss of Rs. 4.58 Crores from profit of Rs. 64.37 Crores 

Healthy Cash Generation and Strong Balance Sheet

The company continued to generate strong operating cash flows during the quarter. Free Cash Flow from Operations increased 176.1 percent YoY to ₹141.9 crore, with cash generation equal to 1.03 times EBITDA. Return on Capital Employed (ROCE) remained healthy at 28.6 percent, reflecting efficient use of capital. The company maintained its A+ credit rating, while its cost of borrowing remained at 8.5 percent, providing financial flexibility to continue its expansion plans.

Sales Momentum and Long-Term Demand Stay Healthy

The company sold 12.7k desks during the quarter compared to 9.9k desks in the same period last year, reflecting 28.3% YoY growth. Importantly, 52% of new desk sales came from existing members, indicating strong customer retention and expansion. The average contract term for large enterprise customers also increased from 32 months to 33 months, while the ratio of locked-in core revenue to locked-in rental cost remained strong at 2.9x.
