Synopsis: Having strategic location that bridges three states, an ₹1,834 crore mega textile park being developed, and new government investment in infrastructure works point to Kalaburagi evolving into the next industrial destination in North Karnataka.
The investment narrative of Karnataka remains largely driven by Bengaluru, but, with the State’s latest industrial policy increasingly moving the investments northward in Kalaburagi, formerly Gulbarga, which lies on the border with Telangana and Maharashtra, is largely benefiting from this and emerging as a new industrial hub.
1. Strategic Location & Connectivity
Located in the tri-junction of the Indian states Karnataka, Telangana and Maharashtra, this over 10,954 sq km wide city is set to tap into the markets across the Deccan plateau.
- It has ease of connectivity through State Highways SH-10 and SH-12
- Has three rail corridors, Solapur-Guntakal, Kalaburagi-Bidar, and Kalaburagi-Latur
- Has domestic airport and now linked by a KKRTC city bus service

2. ₹1,834 Crore Mega Textile Park
The PM MITRA Textile Park, one of only seven sanctioned nationally, spans 1,000-1,550 acres in Firozabad, Nadisinnur, and Kiranagi, leased at ₹1 per acre for 99 years. As of June 2026, the Phase 1 blueprint is finalised, with groundwork starting soon on an ecosystem featuring underground power lines, solar lighting, and a dedicated Bhima River water pipeline.
3. Policy Framework Favouring Kalaburagi
Karnataka’s New Industrial Policy 2025-30 pushes investment beyond Bengaluru with added incentives for backward regions, most of which cover Kalyana Karnataka, including Kalaburagi.
- 5% extra incentive for extremely backward regions and 3% for backward regions
- KKRDB micro-grants funding a new Knowledge Park in Jewargi and drainage works across Aland, Afzalpur, Chittapur, Yadgir, and Jewargi
- A dedicated planning and data-analysis division to boost Kalyana Karnataka’s GSDP share
4. Roads and Water Infrastructure
Wagdari-Ribbonpalli Road (135 km) being upgraded at a cost of ₹400 crore with KKRDB also funding it. A regional Kalyan Path project to develop 1,125 km roads at a cost of ₹1,000 crore has so far had 238 crore utilised. L&T’s 24×7 water supply project now has a new deadline of June 2027 with risk of cancellation of contract due to any further delays.
5. Social Infrastructure & Tourism
In addition Kalaburagi has 4 universities, 4 medical colleges and 6 engineering colleges, besides a 700 acre industrial land bank at Kapnoor and Nandur Kesaratagi which has cement, dal, cotton and stone-crushing factory units. Famous places to visit are Gulbarga Fort, Jama Masjid and the Sharana Basaveshwar temple.

Kalaburagi is emerging as an industrial destination due to the combination of geographic advantage, favourable policy framework, textile park and steady infrastructure investment in roads, water, and connectivity. As Karnataka works to spread industrial growth beyond Bengaluru, Kalaburagi looks well positioned to be one of the clearest beneficiaries of this movement by becoming an industrial hub in North Karnataka.
