- Bengaluru-Tumakuru metro corridor approx. ₹20,000 crore: BMRCL submitted the Detailed Project Report of the 60 km, 16 station line on May 2026 as PPP/BOT mode, connecting Madavara (BIEC) to Tumakuru, passing through Nelamangala, Dobbspet, Kyathasandra, for Cabinet decision.
- Tumakuru Industrial Node (CBIC) of approx. ₹50,000 crore proposed investment potential
- Japan Industrial Park of approx. 300 acres: Announced at the India-Japan Business Summit, 2025, for KIADB development at Vasanthanarasapura, exclusively for Japanese manufacturing firms.
- Samvardhana Motherson via CIM Tools of approx. ₹200 crore: Aerospace component manufacturing investment.
- Daiki Axis of approx. ₹200 crore: Japanese wastewater-treatment technology firm’s third India facility, announced November 2025, manufacturing Johkasou sewage treatment systems.
- Norican, Greenfield facility: Global foundry-technology firm commenced commercial production at a new Tumkur plant on June 1, 2026, built in a record 12 months, adjacent to its existing unit.
- TVS Electronics of estimated 70,000 sq. ft. facility: ESD-compliant, Industry 4.0-standard electronics repair and manufacturing unit located 70 km from Bengaluru.
The Industrial Corridor Advantage
Tumakuru’s core growth driver is its location on the Chennai-Bengaluru Industrial Corridor (CBIC), where the Tumakuru Industrial Township Limited (CBIC-TITL) is being developed in three phases,
- Phase A – 1,736.20 acres (under development)
- Phase B – 2,587 acres (undeveloped)
- Phase C – 3,990 acres (undeveloped)
The Tumakuru Machine Tool Park has 172 acres still available for allotment out of over 539 acres developed. Key existing sectors include food processing, textiles, aerospace components, granite processing, and machinery.
An Emerging Data Centre Hub
Karnataka is making digital infrastructure investment away from Bengaluru and Tumakuru with Mysuru and Mangaluru are a few, due to the lower land cost, power, and fibre connectivity. India’s data centre capacity is expected to rise from around 1,263 MW in 2025 to approximately 4,500 MW in 2030, with Tier-2 cities expected to contribute a meaningful share, according to various sources.

- Road: NH-48 a 4 to 6 lane stretch from Neelmangala and Tumakuru Bypass, NH-206 runs across Bengaluru-Hassan-Mangaluru, and NH-75 Tumkur-Shivamogga-Honnavar
- Rail line on the Bengaluru-Pune-Mumbai line approx. ₹6,000 crore quadruple-line upgrade is expected to reduce the travel time by half
- Metro line proposed ₹20,000 crore which will connect Madavara (BIEC) to Tumakuru via Nelamangala, Dobbspet, and Kyathasandra
- Air: Bengaluru International Airport under 100 km away is a proposed local airport near Vasanthanarasapura also under discussion
Real Estate Impact
Improved connectivity and industrial activity are feeding into real estate interest along the Tumakuru Road and Nelamangala corridor, where a proposed 500-acre Integrated Township at Vasanthanarasapura is planned.
